The path to creating a successful construction firm wasn’t always straightforward for Rapczynski. “I’ve always been a creative person and I liked the prospect of real estate and real estate development and designing,” Rapczynski explains. “I’ve never divided those things as individual disciplines. I’ve always thought of them as all of the same thing, but just from different perspectives.”
This holistic view of construction as a creative process set Rapczynski apart early in his career. Starting as a landscaper when he was very young, he moved into construction and began buying and flipping condominiums in Boston. His attention to detail and quality craftsmanship quickly attracted attention.
“Clients were thrilled with my work and they would ask me to do work for them, and it just grew out of that inspiration,” Rapczynski recalls. “I’ve always believed in if you do what you love, then the rest will follow.”
In 1993, at just 25 years old, Rapczynski founded Sleeping Dog Properties, naming the company after his black Labrador retriever who would often be found asleep on job sites. The name, initially chosen as a more memorable alternative to “Rapczynski Construction,” proved to be a marketing success.
“It was adolescent in my decision making 30 years ago and fun,” Rapczynski notes about the company name. “And now obviously we’re a much bigger company and over that time we probably spend $10 to $15,000 a year in t-shirts that we give away. It’s just very viral the connectivity here, the subs want the shirts, the guys want the shirts, clients want the shirts.”

“One is process. Our disciplining process is what gives us some strength and accountability. Two would be quality. We deliver quality with the spare no expense mentality so that there’s never a project out there that we’ve done that’s not great. Three, the people, I think we have great humans here. The human stock of our company is held in the highest regard.”

“We’ve been in business for 30 years, so we’ve been delivering sustained excellence in construction for a very long period of time, and so we’d have great depth in that way,” Rapczynski continues. “And then I think fifth would be our access to resources. Because we’re so durable and we deliver such a high quality product, we’ve built such strong relationships, we represent and have the communication of all of the suppliers and all of the material men and all of the subcontractors that make us a formidable challenge to any of our competitors.”
Sleeping Dog Properties Overcomes Industry Challenges
The construction industry is notoriously challenging, with economic fluctuations, supply chain issues, and labor shortages constantly testing business owners’ resilience. Rapczynski’s approach to these challenges reflects his broader philosophy about business management.
“A mentor of mine said to me a long time ago, take everything one day at a time because like many things in life, construction is a little bit different than many things in life because if you eat a meal, you think beginning, middle, and end, you start your day in the morning and middle. But running a company is in perpetuity, chaotic, and evolutionary and change and always moving,” Rapczynski shares.
This mindset has served him well during periods of economic uncertainty, including the recent pandemic that severely disrupted the construction industry. While many firms struggled with material shortages and price increases, Sleeping Dog Properties maintained its commitment to quality and client satisfaction.
“I don’t know one person who’s not felt the pain of the impact of the global dynamics of the pandemic,” Rapczynski acknowledges. “We’ve really tried to lean up our operational business format and do more with less, try to be flexible for people’s lives and be adaptable to change and not let that change be a moment of stress.”
This adaptability extends to the company’s approach to new technologies. Rapczynski has consistently embraced innovation, positioning Sleeping Dog Properties at the forefront of construction techniques and materials. Recently, the firm has begun exploring how artificial intelligence might enhance their operations.
“About two years ago, Sleeping Dog Properties began an initiative on preparing ourselves for the evolution of what would be artificial intelligence overlays into some of the white collar jobs of our business,” Rapczynski explains. “We do know in order to be the most competitive that we can be, we have to be prepared to and specifically seeking out adopting new technologies that will leverage some of that brain power.”
Chris Rapczynski Strengthens Boston Through Community Work
Throughout his career, Rapczynski has maintained a strong commitment to giving back to the community. His philanthropic efforts include supporting Build Health International, a charity that constructs healthcare infrastructure in underserved communities worldwide.
“Build Health’s mission is to eradicate poverty through setting in place healthcare infrastructure which offers dignity to the people in a very fundamental way,” Rapczynski explains. “My involvement has been satisfying because I do some interesting things. I fix their tools that get broken, I give donations of money.”
Closer to home, Rapczynski volunteers as a coach for the Andover Soccer Association, dedicating 15-20 hours weekly during soccer seasons. “My benefit is I get to see the interpersonal relationships of all my children’s friends,” he says. “And it’s a volunteer thing… But my schedule’s flexible enough that I can do that.”
This commitment to community service reflects Rapczynski’s belief that success is measured not just in buildings constructed or profits earned, but in the positive impact one makes on the lives of others. His philanthropic efforts have earned him recognition from various organizations, including the Boston Society of Architects and the Small Business Association of New England.
As Chris Rapczynski looks to the future, he’s focused on the legacy of Sleeping Dog Properties beyond his own tenure. “Ultimately, I think about legacy because I think about how long I can persist at doing the day to day that I do,” he reflects. “And I think for the next generation is where my mindset is right now because I have to be forward thinking about the long planning that it takes to get a company into a position where it can have a second generation.”
